# Infinit Pricing

> Infinit Pricing sets nightly prices for short-term rentals in the UK and shows the reason behind every price. It is an alternative to PriceLabs: every night's price comes with a breakdown of what moved it (season, day of week, school holidays and events, how far ahead the night is, gaps between bookings and how full the calendar is), and price changes wait for the host to review and approve them.

Key facts:

- Who it is for: hosts and property managers of holiday lets and serviced accommodation in the UK, priced in pounds sterling.
- What it does: works out a suggested price for every night, explains it, and (once approved) sends it back to the booking system or property management system.
- How it differs: every price has a visible factor breakdown, and nothing is sent until the host approves it (or turns on autopilot for a listing, with an emergency brake).
- Connections: Uplisting, Infinit PMS (our own property management system) and Bookalizer.
- Market data: school and bank holidays from official GOV.UK dates, local events, and nearby comparable homes from Inside Airbnb open data (London, Edinburgh, Bristol and Greater Manchester).
- Not done: it does not scrape Airbnb, Booking.com, Expedia or Vrbo.

## Plans

- Free: price suggestions and every page, but approving and sending prices is switched off.
- Free trial: everything switched on for 30 days from sign-up, no card needed. After that the account drops to Free unless it moves to Paid.
- Paid: everything, £14 per listing a month for 1 to 9 listings, £12.50 per listing a month for 10 to 49 listings, and a quote for 50 or more. Prices are in pounds, before VAT.
